🛡️ SL-01 : CAVEAT EMPTOR (BUYER BEWARE)

WHERE TO FIND: Compliance Shields
Paper: P1 & P2

Commander’s Note

In Singapore, the default rule for resale properties is Buyer Beware.
• The Patent Defect Trap: You are expected to notice "obvious" issues like cracks or stains.
• The Silence Landmine: A seller can stay silent about a leaking roof if you don't ask; Silence is not Misrepresentation unless they hide the defect.
• The Section B Risk: Missing a "Patent Defect" in a case study can cost you 2 marks in Section B.

🛡️ SL-02 : MISREPRESENTATION

WHERE TO FIND: Compliance Shields
Paper: P1 & P2

Commander’s Note

A seller can stay silent, but they cannot lie.
• Fraudulent: Intentionally lying to close the deal.
• Negligent: Making a claim without reasonable grounds to believe it's true.
• The "Opinion" Shield: Statements like "this is a lovely house" are usually sales puff and aren't legal Misrepresentation.
• The Section B Risk: Identifying the wrong type of misrepresentation results in a 2-mark loss.

🛡️ SL-03: THE 48-HOUR WAR ROOM

WHERE TO FIND: All Study Kits
Paper: P1 & P2

Why the Silver Logic strategy rejects generic advice to protect your final score.

Commander’s Note

"Victory is decided in the final 48 hours". Success depends on Tactical Time Management, not just content knowledge.

• The Section B Trap: Never start with Section B. Diving into complex Case Studies early can drain your 150-minute clock, leaving easy marks on the table.
• The "Easy Kill" Sweep: Execute Section A first. Secure these 1-mark foundation questions to build momentum and ensure no question is left un-ticked.
• The 'First Instinct' Rule: Trust your training. Your initial response is frequently correct; avoid over-analyzing into a "Logic Trap" during your final review.
• The Keyword Shield: If a question is too long, read the last sentence first to identify the "Target Demand" before reading the context.

🛡️ SL-04: EAA COMPLIANCE & THE ESTATE AGENTS ACT

WHERE TO FIND: Compliance Shields
Paper: P1 & P2

Commander’s Note

The Estate Agents Act (EAA) is your legal shield; mess this up, and your commission is gone.
• The Prescribed Form Trap: You must use only the latest CEA Prescribed Forms—outdated forms mean your commission is legally unenforceable.
• The Dual Representation Landmine: Representing both Buyer and Seller in one deal is a hard NO, even if everyone agrees.
• The Section B Risk: Misidentifying a breach in a Case Study costs 2 marks in Section B.

🛡️ SL-05 P1: TRUSTS & PROPERTY OWNERSHIP

WHERE TO FIND: 48-Hour Booster (P1)
Paper: P1

Commander’s Note

Ownership structures are a favorite trap for examiners.
• The Trust Trap: In a trust for a minor, the Trustee has legal title, but the Beneficiary holds the equitable interest.
• The Joint Tenancy Landmine: Remember the "Right of Survivorship"—the share goes to the survivor automatically, ignoring any Will.
• The Section B Risk: Confusing Joint Tenancy with Tenancy-in-Common in a math question leads to a 2-mark loss.

🛡️ SL-06: THE FIDUCIARY MISSION

WHERE TO FIND: Compliance Shields
Paper: P1 & P2

Why the Silver Logic manual prioritizes Fiduciary Loyalty over basic agency rules.

Commander’s Note

Agency relationship rules and core duties are the backbone of Paper 1 scoring.
However, we focus on the 'Conflict of Interest Landmine' in the Silver Logic kit because it is the #1 reason for Ethics-section failure:

• The Disclosure Rule: If an MCQ tests on a personal connection to a property, you MUST disclose that interest in writing immediately.
• The Double-Dipping Trap: Representing both sides without express written consent from both parties is a breach of fiduciary duty.
• The "Secret Profit" Shield: Any referral fees or kickbacks not disclosed to your principal are illegal under fiduciary law.
• The Section B Risk: Failing to identify a conflict in a Case Study costs 2 marks in Section B.

🛡️ SL-07: INTEGRITY & PROFESSIONAL ETHICS

WHERE TO FIND: Compliance Shields
Paper: P1 & P2

Commander’s Note

CEA doesn't just test what you know; they test who you are when money is on the line.
• The Co-Broking Landmine: You cannot deny a co-broking request just to keep the full commission for yourself; this is a breach of the Code of Ethics.
• The "Flyer" Trap: All marketing materials must include your name, CEA number, and the Estate Agent's license number—no exceptions.
• The Section B Risk: Miscalculating a shared commission because of a co-broking dispute costs 2 marks in Section B.

🛡️ SL-08: THE ABSD AMBUSH

WHERE TO FIND: Combat Kit (P2)
Paper: P2

Commander’s Note

ABSD is where most students burn their 150-minute clock.
• The Nationality Trap: Always check the buyer's profile first; SC, SPR, and Foreigners have vastly different rates.
• The "Count" Landmine: If a buyer owns a HDB and a private property, their next purchase is their 3rd property, regardless of intent to sell.
• The Section B Risk: One wrong percentage choice in an ABSD calculation results in a 2-mark loss.

🛡️ SL-09: HDB FRAMEWORK

WHERE TO FIND: Combat Kit (P2)
Paper: P2

Commander’s Note

The 30-month wait-out and income ceiling are common to both categories.
However, we segregate them in the Silver Logic kit because of the 'Single Buyer Landmine':

• If an MCQ tests on a personal connection to a property, the answer is YES.
• If they ask about a Prime flat, the answer is NO.
• If we didn't segregate them, students might think the eligibility is identical and lose 2 marks in Section B.

We keep them separate to highlight that Prime is the most restricted tier.

🛡️ SL-10 P2: GST TACTICAL MATH & CALCULATIONS

WHERE TO FIND: Combat Kit (P2)
Paper: P2

Commander’s Note

Math in Paper 2 isn’t about being a genius; it’s about following the sequence without getting "pattern-blind".
• The GST Inclusion Trap: Always check if the commission quoted is "inclusive" or "exclusive" of GST; calculating GST on top of an already inclusive figure is a guaranteed error.
• The Net Landmine: When calculating seller proceeds, don’t forget to deduct the agent’s commission before applying the final balance to the client.
• The Section B Risk: A single rounding error or missed GST decimal point leads to a 2-mark loss.
